           The site was subdivided from an existing church site across the street from the award-winning Windermere Fire Station No. 31 in south Edmonton. From the beginning, the project sought to compliment this building through materials.  The development features a 3,200 sqft roof top outdoor play area for the daycare on the second storey, along with commercial retail units on the main floor of both buildings.  Like many projects on tight sites, the project needed to balance the requirements of many city departments, the desires of the client, the constraints of the building code, and planning principals.

      <title>The Quarters Affordable Housing</title>

           Our client has a true desire to give back to the community and approached our firm to realize their goals. They were inspired by past projects our firm has participated in, such as Metro 78.  Initially the project was on a single lot along 95th Street.  Although we tried to accommodate the entire program on this small site, it became apparent that the city bylaw conflicted with their goals. Once setbacks were applied to the site the remaining buildable area was reduced to a few metres. To the south there was another vacant lot, and to our surprise the city was very eager to sell this lot.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Because of the building’s location, the Edmonton Design Committee became involved once the Development Permit process had begun.  The project was presented, and the committee gave its full support allowing the project to continue.  The project features a 1400 sqft community space on the main floor to serve both the residence and local community members. The 25 one-bedroom units over 5 floors provide affordable housing, and each floor will offer an adaptable unit to allow barrier-free accommodations.

           Our client foresaw the need for a purpose-built project focusing on medical professionals. Located on the traditional main street of Leduc, Alberta, the new 3 storey building is a departure from building forms further to the east in the “Old Town” area. The neighbouring properties are more reflective of the previous land use bylaws, and it is hoped that given time these too will be developed to similar standards.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Although the setbacks of the site allowed for zero lot lines, the snow-shadowing of adjacent sites and the required distance from an existing 3-phase power line, provided challenges.  This combined with bylaw requirements for street frontage and rear parking determined the response to the site and the buildings arrangement.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The project will provide 8,400 sqft of medical quality office space over two floors, and another 1,100 sqft of retail space at ground level. The buildings response to the various bylaws, overlays, and plans should provide a template for other developers on how to build with the city.

           This small infill project entails a main and basement floor commercial office with three dwelling units on the upper floors, and seeks to make a positive but sensitive impact within a diversifying, historically residential mature neighbourhood. The project takes advantage of its prominent location along a busy roadway and green space frontage by orienting itself along a strong north-south axis, clearly articulating its stacked uses while taking cues from the existing neighbourhood fabric. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Structurally, the building is conceived as a 3 storey “shell” with an extruded section and clear vertical circulation, in anticipation of broader changes in use over time in step with the evolving nature of the site’s context. Generous private outdoor amenities are incorporated into the building to address constraints imposed by the tight urban site and create building articulation.

           This 6-storey, 34 000sf development, located at the edge of a mature residential neighbourhood in Edmonton, consists of 39 apartment-style affordable units intended to fill the needs of an underserved, predominantly immigrant population, complemented by main floor community support spaces. These services will include a small daycare and a community food program, which together will benefit not only residents but also the wider community. A dedicated office space will become the non-profit’s new home base from which they will continue to support the community’s needs. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;

           The mixed-use character of the building fits into the neighbourhood fabric as the site is nestled between a commercial strip, existing apartment buildings, and a major church campus. Various design features of the building, including the choice of exterior cladding materials, massing, and main floor street front, are intended to reflect this site context. This new development will not only provide much-needed housing, but also become a hub for creating community within a wider context by providing a place and opportunity for grass-roots community engagement, volunteerism, and leadership.

      <title>Meadowlodge Camp Pool Building</title>

           One of the most popular areas of this summer camp is its covered pool, which is located adjacent to an equally well-used outdoor basketball court. However, the aged existing shelter has reached the end of its life and its open-air condition has resulted in an unsustainable degree of pool maintenance in recent years. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our proposal for the new unheated pool shelter (which now extends over the basketball court) takes cues from the building’s prominent location at the terminus of the gravel approach road into the heart of the camp, and creates a covered “porch” to welcome guests. It further reorients the pool entry to face the existing established social centre of the camp site, fostering a greater sense of community and activity.

    &lt;span&gt;&#xD;

      <title>Westlock Alliance Church Expansion</title>

           This growing church on a major arterial corridor in Westlock required the addition of a new fellowship hall as well as administrative and meeting spaces to complement the existing sanctuary and children’s ministry rooms. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our proposal for the extension was to create a 7 500 sf “sister” building form that reinforces the familiar presence of the existing building at an important location within the town, resulting in two contrasting (but familiar) spaces that would allow for a greater variety of gathering, fellowship, and ministry experiences. This massing strategy was also driven by our desire to avoid reinforcing the existing wood structure in order to minimize construction costs. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Working under a design-build arrangement, as prime consultant we were able to respond effectively to ongoing contractor input and changes in an uncertain construction market, while coordinating a largely unfamiliar team of consultants and sub-trades during detailed design and meet tight budget and time constraints.

           This master plan entails the conversion of a decommissioned “big-box” retail site into a mixed-use commercial development that potentially accommodates office, retail, hotel, gas bar, and multi-residential uses. The existing retail building is to be retained and converted to allow for multi-tenant use, and the master plan adds 5 building pads of various heights and footprints.

           The plan’s development occurred quickly as we responded to rapidly evolving market needs, projections, and lease arrangements, arriving at a phased approach that allows flexibility for future development. The first phase, currently in design development, entails a pair of 2-storey buildings and a gas station lease site, which will establish an overall design character and “personality” to be carried into subsequent buildings.

           This project, designed in collaboration with Design Two Group, entails the conversion of a small church building into a 12 micro-apartment multi-residential building nestled in a mature neighbourhood. The suites range from approximately 200 to 235 sf, but the upper floor units take advantage of the former sanctuary’s roof form to include a small loft for sleeping arranged above the common corridor. An amenity space and laundry room are provided to maximize liveability. Though modest in scope, the project contributes to the provision of housing options in the context of growing affordability and flexibility challenges.

           Looking to future growth and ministry opportunities, Spruce Grove Alliance Church is seeking to update and expand their aging building to maximize the potential of the 6 acre site. Through a process of needs assessment, programming, and development analysis, it was concluded the masterplan should incorporate a doubling of the sanctuary capacity to 800 seats, a chapel, gymnasium, expanded children’s ministry areas, various other meeting and support spaces as well as an expanded office suite . The masterplan was conceived to fulfill the vision over 3 phases while maintaining the ongoing functions of the church. The large site helps to allow this phasing to occur without significantly impacting the occupancy of other areas.
          &#xD;

      <title>Central Baptist Church Sanctuary Renovations</title>

           Built almost 50 years ago, Central Baptist Church’s main campus sanctuary was in need of upgrades, which the church decided to initiate during the pandemic’s restrictions.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our strategy was to work with the unique attributes of the existing sanctuary’s volume, reading into its geometry what we interpreted as the original architect’s intent, and revealing theological meaning to further add to the space’s role as a place of worship. Illumination was a critical part of the design, and the various details work in tandem with upgraded lighting to “re-enact” the gospel message, highlighting the 4 massive glulam columns and 12 textured concrete slabs that form the loadbearing structure of this beautiful spaceThe newly uncovered numerical symbolism is meant to suggest the fore-bearers and witnesses of our faith, on whose foundation the local church gathers.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The original organ forms a majestic, Fatherly backdrop to a new hanging Cross – the divine Sacrifice – which is surrounded by hovering rings of light to complete the Trinity. Within this new context, the refurbished baptismal behind the stage invokes a picture of Jesus’ own baptism – that moment when heaven was opened, the Spirit of God descended and a voice from heaven said, “This is my Son, whom I love; with him I am well pleased.“ The baptismal area's treatment brings to mind various kinds of imagery: trees planted by streams of water, woven papyrus baskets, torn temple veils, and more. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The new cross seeks to embody the Gospel message too: the warm glowing solid oak is pierced and squeezed by the cold steel bolts, while a bent steel plate – a crown of thorns– wedges apart the Body of Christ “broken for us”. It is penetrated by the crossbeam that slashes through, causing it to drop within a rectangular slot. Steel cables tug at the beam from two sides, splaying His arms in a moment of heightened tension. These remind us that the Son of God became flesh and was subject to the laws of our realm: gravity, rejection, death. But the cross floats, inviting us into resurrected glory with Him.
          &#xD;
    &lt;/span&gt;&#xD;

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           This extensive church addition and renovation in a mature neighbourhood responds to the congregation’s passionate call to minister more widely and effectively within their growing community, substantially adding to the amount of space available to meet their needs. The new main floor multi-purpose hall, made possible through extensive building code review and subsequent rework of the existing building circulation, now allows for a more robust youth and hospitality ministry, while the basement addition doubles classroom capacity. Stairs and washroom facilities have been reconfigured and upgraded to enhance the existing lobby and accommodate the important link with the addition, and a much-needed elevator has been inserted.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           The overall building character of the extension takes its cues from the existing building to create a cohesive whole, and the elevator core was used as an opportunity to develop a church spire, further signalling the congregation’s commitment to serve the community through a traditional urban design gesture.

      <title>Bonnyville Neighbourhood Inn</title>

           This modest addition to the Bonnyville Neighbourhood Inn provides the hotel’s popular restaurant with an opportunity for outdoor seating and an enhanced urban presence. Our design considered not only the inn’s initial desire for an outdoor patio expansion that could accommodate patrons into the early fall, but sought to add value by addressing its location at a prominent intersection at the edge of the town so that it acts as a landmark “beacon” and signals its presence as a socially active place. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Aluminium slats, also extending onto the existing hotel fascia, provide solar and wind protection, while steel accent “banners” further add visual presence. Lighting onto the wood structure provides a warm glow towards the main highway, and a tile-clad fireplace anchors the patio space. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We worked closely with the inn as well as a local contractor well-versed in heavy timber construction, and are happy that we were able to contribute to enhancing an important local social spot.
          &#xD;

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

The renovated portions of the Children’s Ministry wing functions in a shared-use capacity, also serving for nursery, toddler and child care programming during Sunday services. The crawlspace configuration of the existing classroom pods allowed for a cost-effective alteration to provide the required washroom cores for the daycare spaces.

The development, currently in detailed design, consists of a main floor community hub that provides various social and wellness support and food security services, and upper floors that offer housing in a supportive setting. We have benefitted from working closely with a construction manager at the outset of the project to assist the Mustard Seed in navigating a challenging decision-making, funding, and market environment due to the ongoing pandemic, and look forward to the impact this project will make to the city once it opens its doors to residents and to the wider community.

           The renovations project at Jasper Place High School began with some initial design studies to explore optimal re-allocation of existing spaces within the school to accommodate a growing student population, and the need for more classrooms with better functional adjacencies.  With the scope of work impacting several diverse areas of the sprawling campus, a series of phases was determined to manage relocations across a multi-year operational timeline.

           The ISP expansion was an extension to the renovation our firm had already designed.  There was vacant space that was evaluated to be of high significance in the delivery and development of the ISP program to ensure inclusivity for students challenged with health and mobility issues.  The expansion presented programming specific design challenges that were resolved with dynamic design discussions and meetings with industry experts.

           This is the latest of a number of projects completed over the years for this Client on their west Edmonton campus.  Given that the Alberta Pipe Trades College (designed in 2007-8) has already reached full capacity, there was a need to create an adjacent stand-alone building dedicated specifically to welding training for Alberta’s industrial economy.  The 6000 sf ground floor includes 24 welding training booths and supporting shop space with the upper level housing 3 classrooms, instructor office bullpen, and a student lunch / gathering area.   The design aesthetic is intended to mesh with the themes established in the original administration complex, the College building and other facilities on the campus.

            The Alberta Pipe Trades College is a specialized industrial training facility designed to provide full apprenticeship and upgrade training in Gas-Fitting, Steam-Fitting / Pipe-Fitting, Plumbing and Sprinkler Systems trades.  The building provides 4,350 square meters (47,000 sf) of space on 3 floors comprised of shops, classrooms, demonstration labs, student amenity space, administrative and instructor offices as well as storage. This robust program had to be accommodated within a limited site area on UA Local 488's Edmonton campus, yet these facilities are able to handle over 1,700 apprenticeship students per year. Construction of the $25 million facility began in the fall of 2007, with completion in March of 2009.  Design features include a sophisticated mechanical system that incorporates displacement ventilation for shop spaces and is exposed as much as possible to serve as an educational device itself.  This project was also named a finalist in the 2009 CISC Steel Design Awards of Excellence competition for its innovative composite structural system that allowed for stiffer floors over longer spans with more efficient use of steel members.  The design and construction of this facility was completed under the auspices of Hartwig Architecture Inc. as prime consultant, with Frank Hilbich as project architect from initial concept to completion.

           The existing Victoria School cafeteria was to be a part of a visionary new program to be offered in which students are taught not only how to cook, but upon completion to have all the tools needed to operate a restaurant. To achieve this goal, a renovation to the existing cafeteria and adjacent support kitchen was required. The kitchen and dishwashing areas were modernized and a server line was created in the cafeteria. A key component to the school’s mandate is to reduce waste, and this stance was reflected in with many of the server line components consisting of salvaged items repurposed to suit the needs of the new program.

           Hope City Terwillegar entails the renovation and addition to an existing church building previously owned and used by a different Christian faith community and tradition. The existing structure, a unique one with a theologically charged design, was experiencing various functional and maintenance challenges, but the Hope City leadership made an early decision to save the structure, and to adapt it to their immediate needs as well as to their longer-term vision for the overall site. The project therefore became a case study in how a church building of one tradition, worship style, and character, is passed on and converted to meet the needs of a different tradition, while bearing witness to the unity of the Christian faith at the same time. As such, the design seeks to strike a balance between accommodating drastically different functional needs and overcoming structural constraints while acknowledging, expressing, and respecting some of the more powerful symbolic aspects of the existing church building.

Designed in association with Jennifer Assaly Interior Design, the clinic includes 12 consultation rooms, as well as staff and administrative/support  spaces for it and the associated/adjacent surgical clinic.

The site is designed for a 2nd building, mirror-imaged, to complete the campus. Corporate colours are reflected in the crisp clean lines of the modular aluminum paneled structure and the curtain-wall glazed corner pods. A roof-top patio provides staff amenity space.

           Located in the Strathcona Industrial Park, the Alberta Bountiful Market boasts some of the best local producers and makers the Edmonton area has to offer.  With the previous use as an industrial equipment shop, the conversion to a mercantile use involved several design and regulatory approval challenges.  The building’s retrofits included significant new mechanical and electrical systems to accommodate the 7 food hall kitchens and 140 market stalls defined by an economical and rustic modular wood-framed infrastructure. With a very tight budget and timeline to open, our team was able to assist the Client to create the hub of activity and truly unique shopping experience it is today.

           This congregation has a strong vision for community involvement and ministry.  The site is strategically located in the heart of its architecturally-controlled neighborhood which requires the design of the church to conform to its historicist aesthetic.   Key requirements of the design were for flexibility and multi-use such that the building can function as a community centre as much as a church, including programs such as a Pre-school on the upper level within the children’s ministry area.  Flexibility is enhanced with an operable back wall of the flat-floor sanctuary that opens up to the lobby to merge as a contiguous meeting and banquet “hall” served by a commercial kitchen. Community integration is also reflected in the way the small site efficiently shares parking with the adjacent commercial/retail development.

           Located in a mature neighbourhood, the church property had evolved over the years to encompass a full half-block campus of several 1950’s-era church buildings, a residential bungalow as the church offices and little parking.  As a thriving congregation with numerous ministries including to students and seniors, as well as a community Daycare, a major redevelopment was critical to maintaining its viability and sustainability long into the future.  With careful programming, the design consolidated all of the functional requirements and spaces at the east end of the site, on three levels, while maintaining the existing sanctuary in the centre.  The lower level is dedicated to children and youth programing, providing inherent zonal security.  Large windows and window wells allow ample natural light.  The main level, along with the 350-seat sanctuary, comprises a large multi-purpose hospitality space and foyer overflow, complete with commercial kitchen.  The upper level Chapel space can combine with seminar rooms for maximum flexibility, and a smaller kitchen serves both it and the large administrative and pastoral office suite.  The west half of the site is redeveloped as parking and outdoor play space for the daycare.

           Originally the church occupied 10,000sqft of the 25,000sqft existing commercial building. The entire additional area was renovated and a vaulted roof was added over the new sanctuary creating the primary architectural expression of the church. Part of the architectural response was to glaze as much as possible the street frontage to create transparency with the internal lobby without having to do extensive structural work. The exterior has been extensively re-clad to convey a more modern expressive exterior. With a focus on engagement of the membership, the sanctuary is a multimedia concert production space, with lighting and acoustics taking priority over esthetics. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           The interior was designed to encourage a café like atmosphere for the attendees to feel relaxed. As with most churches, the real reason for the renovation was to provide a larger sanctuary for the growing church membership. The building can be sectioned off and secured so that the main hall and lobby can be rented out while offices and child care areas remain under the church's supervision.

            The Edmonton Church of God is a well-established congregation situated for many decades in the Old Strathcona area of Edmonton.  With aging facilities, a very constrained existing site, as well as a steadily increasing constituency and ministry vision, the church had been seeking to relocate to a new property and facility in south-west Edmonton since 2012. After an unsuccessful development attempt in Leduc County, a 6.5 acre parcel was eventually secured in the new neighbourhood of Keswick. 
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           The new 46,280 sf facility incorporates all the anticipated needs for the church far into the future with an eye on attracting new membership from the developing communities in and around Keswick. With careful consideration for acoustics and natural light, the sanctuary is both literally and figuratively the “core” of the facility. It is designed for flexibility both in stage configuration and in seating capacity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           While Sunday worship services are the focus, the plan has been strategically zoned to accommodate functions that support both the main event as well as the various other programs occurring throughout the week.   With multiple entry points, areas of the building can function independently with the remainder secured against unnecessary access.  The architectural expression seeks to balance the mandate for some traditional formality – a definitive “front door” – along with an openness and presence on each face of the building.

           Located in McKernan/Belgravia next to the 114th Street transportation corridor, Metro 78 North and South is pioneering a new approach to apartment lifestyle. The two buildings’ relationship to the City’s network of shared use path systems, community amenities, and proximity to the McKernan/Belgravia LRT Station gives this project a unique opportunity to fulfill the aspirations of the current Area Redevelopment Plan. The project features a mix of unit types to encourage a variety of residents, from families to single adults. The development’s site was acquired through a series of land swaps and acquisitions creating new lanes and green spaces that contribute to the community at large.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           These designs have a variety of features not normally found in residential buildings of this type: extensive roof top amenity spaces, full gymnasium and yoga studios, indoor bicycle storage, secure courier drop off, and townhouse-like entrances for ground level units.

  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
